Windsor-Essex & Lakeshore Market Stats — September 2026

The September 2026 numbers are out from the Windsor-Essex County Association of REALTORS® (WECAR). These are board-wide MLS® figures covering Windsor-Essex — the region Lakeshore trades inside — and they show how the market is landing as we move into the late-fall season.

Short version: fewer sales than last September, a little more room on price, and more homes to choose from. Buyers have the upper hand right now.

September 2026 headline numbers

Compared with August, the average price eased slightly ($563,971 to $561,421) and the median dipped from $515,000 to $505,000, while sales fell from 428 to 357.

  • Average sale price: $561,421 (down 3.94% vs. $584,455 in September 2025)
  • Median sale price: $505,000 (down 4.72% vs. $530,000 last September)
  • Homes sold: 357 (down 17.55% vs. 433 last September)
  • New listings: 1,140 (down 12.78% vs. 1,307 last September)
  • Active listings at time of report: 1,289

What this means if you're buying in Lakeshore

With nearly 1,300 active listings across the region and fewer buyers competing, you have real selection and negotiating room. Median prices are about $25,000 lower than a year ago — that's meaningful on a Lakeshore purchase.

Well-priced homes in Belle River and Puce are still moving, but sellers who overreach are sitting. If you've been waiting for a window, this is a good one to start your search.

Sales are down 17.55% year-over-year, so pricing and presentation matter more than ever. Homes priced to today's market are still selling; homes priced to last year's numbers are not.
