Lakeshore Real Estate: Q2 2024 Market Snapshot

Hey everyone, Kristian Filipovski here, your local REALTOR® with Jump Realty. I'm excited to bring you the latest market update for Lakeshore, Ontario. We're now well into Q3, so let's take a look back at what Q2 (April, May, June) brought us in the Lakeshore real estate market. My goal is always to cut through the noise and give you practical insights you can use, whether you're buying, selling, or just keeping an eye on your investment in Belle River, Puce, Emeryville, or any of our great Lakeshore communities.

Overall, Q2 saw our Lakeshore market continue to balance out. We're not seeing the intense bidding wars of 2021, but it’s definitely not a buyer’s free-for-all either. Prices have remained relatively stable, with slight upward pressure in certain segments. The key takeaway from Q2 is continued buyer confidence, albeit with more scrutiny on pricing and property condition. Mortgage rates definitely played a role, with buyers being more rate-sensitive than in past years.

Pricing & Inventory Trends Across Lakeshore

Let's talk numbers. The average sale price for a detached home across Lakeshore in Q2 sat around $725,000. This is a modest increase of about 3.5% from Q1, showing consistent, rather than explosive, growth. Townhomes and semis averaged closer to $550,000, offering a more accessible entry point for many.

Inventory levels saw a slight bump, which is good news for buyers. We saw an average of 4.5 months of inventory by the end of June. That's a healthier figure compared to the less than 2 months we saw a couple of years ago. More choice means buyers can take a breath, but well-priced, move-in-ready homes are still selling quickly. I've personally seen properties in Belle River priced right sell in under 10 days, while others needing significant work or priced too high are sitting for 30+ days.

Days on Market (DOM) averaged around 25 days across Lakeshore for Q2. This figure varies significantly by sub-market. For example, newer builds in St. Joachim or desirable waterfront properties in Lighthouse Cove often saw much quicker sales than older homes needing extensive renovations in some parts of Woodslee.

Neighbourhood Spotlights: What We're Seeing Locally

Zooming in a bit, specific neighbourhoods within Lakeshore are showing unique dynamics:

**Belle River:** Always a strong performer, Belle River continues to be a hot spot, especially for families. Good schools and amenities keep demand high. We're seeing average detached prices comfortably in the $700,000 to $850,000 range, with renovated homes pushing higher. The supply of quality family homes is still tight here.

**Puce & Emeryville:** These areas offer fantastic value, often a bit more bang for your buck compared to Belle River. Acreage properties and homes with larger lots are particularly sought after. Prices here ranged from $650,000 to $900,000+ depending on land size and home condition. Buyers looking for more space without sacrificing too much commute time are flocking here.

**Lighthouse Cove:** The recreational market here is unique. Waterfront properties, whether on the Thames River or Lake St. Clair, command a premium. We're seeing cottages and year-round homes ranging from $500,000 to well over $1 million. This market is driven by lifestyle and often includes buyers from outside the immediate area looking for a retreat.

**St. Joachim, Woodslee, & Comber:** These communities offer quieter, more rural living, and often better affordability. St. Joachim, with its newer developments, has seen strong interest in family homes around the $600,000 - $750,000 mark. Woodslee and Comber are attractive for those seeking larger parcels of land or a more tight-knit community feel, with prices for detached homes often in the $500,000 - $700,000 range.

What This Means for Buyers and Sellers in Lakeshore

**For Buyers:** This is a more manageable market than a couple of years ago. You have more choice and a bit more negotiating power, especially if a home has been on the market for more than 30 days. Don't feel pressured to waive conditions. Get your financing pre-approved, work with a local agent who understands Lakeshore's nuances, and be ready to move when the right property comes along. Homes that are move-in ready and priced competitively still don't last long, especially in sought-after areas like Belle River.

**For Sellers:** Presentation is key. With more inventory, your home needs to stand out. Professional staging, high-quality photos, and a strong marketing strategy are more important than ever. Pricing accurately from day one is crucial; overpricing will lead to longer days on market and often a lower eventual sale price. If your home has a unique feature or is in a prime location in Puce or Emeryville, highlight that! Buyers are discerning, so be prepared to show your home at its best. Focus on value, not just square footage.

Looking Ahead: Q3 and Beyond for Lakeshore Real Estate

As we move further into Q3, I anticipate the Lakeshore real estate market will continue on a similar trajectory. Interest rates will likely dictate much of the broader market sentiment, but our local demand remains strong, fueled by those seeking a great quality of life, good schools, and a tight-knit community feel that Lakeshore offers.
