Windsor-Essex & Lakeshore Market Stats — August 2026

The August 2026 numbers are out from the Windsor-Essex County Association of REALTORS® (WECAR). These are board-wide MLS® figures covering Windsor-Essex — the region Lakeshore trades inside — and they're the clearest signal we have of where our local market sits heading into the fall.

Short version: fewer sales than last August, but prices are essentially flat. This is a balanced market, not a falling one.

August 2026 headline numbers

Year-to-date, sales are down 5.09%, new listings are down 3.26%, and the average price is down 2.94%. Translation: both buyers and sellers pulled back a little this summer, and prices barely moved.

  • Average sale price: $563,971 (down just 0.08% vs. August 2025 — basically flat)
  • Median sale price: $515,000 (down 1.9% year-over-year)
  • Homes sold: 428 (down 8.55% vs. 468 last August)
  • New listings: 1,127 (down 3.34% year-over-year)
  • Active listings at time of report: 1,246

What this means if you're buying in Lakeshore

With sales down and over 1,200 homes on the market across the region, buyers have real choice and real negotiating room right now — something we haven't been able to say for most of the last five years. Sellers who overprice are sitting; sellers who price to today's market are still selling.

For Lakeshore specifically, well-priced homes in Belle River and Puce continue to move faster than the regional average. If you're shopping in the $500k–$700k range, fall 2026 is one of the better windows we've seen — more selection, motivated sellers, and no bidding-war pressure.

What this means if you're selling

Flat prices are not bad news — they mean your equity is holding. But with 8.55% fewer buyers than last August, pricing and presentation matter more than they did in the spring. Homes priced to the current market are still selling; homes priced to 2022 are not.
